- An open-plan office development with uninterrupted views
Situated in the historic Dejima district of Nagasaki, this office development for American International Group KK provides an open-plan workspace for 2,000 staff.
With uninterrupted views of park and harbour, the development comprises a call centre, office spaces and staff training facilities within a 5-storey building covering a floor area of 21,600m².
Arup provided project management and schematic design services including architecture, structural, mechanical, electrical and public health engineering. The Arup project management team managed an in-house design team, including architectural sub-consultancy.
The team then managed the tender process to appoint a design and build contractor and oversaw detailed design and construction, including regular high-level reviews.
The building is orientated along the north-south axis and dissected by a central service core with entrance, vertical circulation and lobbies, toilets and plant rooms. The building steps down towards the north, providing an extensive roof deck and cafeteria.
West and east façades are clad with high-performance glass curtain walls with decorative vertical fins and projecting canopies, reducing sunlight penetration. A two-storey glazed ‘Civic Hall’ on the north elevation can serve as an event space.
The successful handover of the facility, on time and on budget, was marked by a formal ceremony at the site.
