The Dutch real estate sector faces a pivotal challenge: achieving a 55% reduction in carbon emissions by 2030 and reaching emission-free status by 2050. With rising costs, hesitant investments, and the need for collaboration across stakeholders, the road ahead is complex. Existing buildings and heritage sites add further hurdles. Progress demands clear policies, innovation, and a strategic approach to balance ambition with practicality and profitability.

In parallel, the energy transition and stricter regulations, such as Paris Proof, CSRD and the NTA 8800, bring major challenges and opportunities for both commercial and public real estate in the Netherlands.

Our contribution

Over the past 25 years, Arup has played an instrumental role in the development of future-proof real estate and innovative area development. Our multidisciplinary approach, innovative thinking and our focus on sustainable solutions have resulted in impactful projects in both commercial property and public buildings.

In collaboration with private parties, our work in commercial property has included contributing to the development of sustainable office and residential buildings, such as HAUT, Mediavaert and Elements, where high-quality designs go hand in hand with energy efficiency and users' wellbeing.

We also support government asset owners in making their portfolios more sustainable by integrating innovative design and engineering solutions. In the Netherlands, projects like Gerechtsgebouw Breda, Hoge Raad der Nederlanden, and the Binnenhof exemplify our expertise in creating energy-efficient, resilient, and future-proof buildings that contribute to sustainable urban development and responsible asset management.

Area development as key to sustainable cities

In parallel we play an important role in integrated area development, bringing together urban planning, mobility and energy solutions. Projects such as the transformation of Station Zuid in Amsterdam show how Arup contributes to large-scale transformation processes aimed at creating liveable and climate-proof urban areas.
